The real test for any commercial lot here is not July, it is the swing between thaw and hard freeze that runs from late fall into spring. Water works into a weak base, freezes, lifts the surface, and by April you have heaving, cracking and potholes right where the cars and trucks turn most.
We build against that from the bottom up: a properly compacted granular base, grading that pushes water off the surface and away from your building, and hot-mix asphalt laid at the right depth for the loads it will carry.
